Proposed By-law Amendments – Zoning By-law (596)

As part of the overhaul of its Planning By-law, and with a view to protecting the water quality of Brome Lake and preserving its landscapes, the Town of Lac-Brome is proposing amendments to Zoning By-law (596).

Some changes apply across the entire territory, while other amendments affect specific lakeshore zones.

Objectives

  • Limit soil impermeabilization
  • Reduce runoff
  • Simplify the method for calculating building height in order to reduce differing interpretations

Main proposed changes

  1. Building height: amendment to the definition and calculation method
  2. Lot coverage (accessory buildings): amendment to the definition of the percentage of lot coverage
  3. Siting requirements in certain zones: reduction of the permitted footprint of the principal building and increase in side setbacks

Addition of commercial uses (West Brome sector)

The Town is also proposing to add two commercial uses in zone UMV-1-P3 to allow:

  • personal services (hairdressers, estheticians)
  • indoor educational activities
